Neighbours told 7NEWS the woman was in the shower when she noticed the unit was on fire, before running through the flames and out of the building.

Karen Brown was among the first on the scene, calling Triple-0 after discovering Nicholls critically injured.

“She was very badly injured, to look at ... oh mate, so sad,” Brown said.

Another neighbour said the incident had left her young daughter shaken.

“It was something else, my little girl was just terrified,” she said.

Nicholls was helped by shocked neighbours until paramedics arrived and treated her for critical burns to her face, arms, legs and abdomen.

She was rushed to the Royal Brisbane and Women’s hospital, however, died from her injuries on Monday morning according to police.

The entire unit complex was evacuated and a public safety order was put in place due to the burning units close proximity to a petrol station.

Another woman in her 30s was assessed by paramedics but was uninjured.

Neighbours said two miniature dachshunds are also believed to have died in the fire.

Detective Senior Sergeant Robert Lowry said the scene was “quite confronting for emergency services” and that support was being provided.

Lowry said the investigation is still in its early stages and a crime scene had been established, with investigations continuing into how the fire began.
